Sellers You Can Make the Inspection Process Easier
A few simple maintanence issues can be ESSENTIAL for a quick and efficient closing, especially in time sensitive cases. The following checklist provides the seller with pre-inspection items that could allow for a smoother process on their way to selling the home.

Ensure that all utilities are on (pilot flames are lit)

Change or clean the return air duct filters

Free any windows painted shut, check to ensure all windows are operational (open, close and lock safely)

Clean the gutters and downspouts

Replace all burnt out light bulbs

Service your HVAC unit if it has not been serviced within the past year

All receptacles and switches need covers

Make sure carbon monoxide (CO) dectectors and smoke detectors are operating, change bateries if needed

Replace any deteriorated weather stripping
